The 4-Point Inspection: What Florida Homeowners Need to Know
If your home is over 20 years old, your insurance company likely requires a 4-point inspection. Here's what it covers, why it matters, and how to prepare.

- •A 4-point evaluates roof, electrical, plumbing, and HVAC.
- •Usually required for Florida homes over 20 years old.
- •Fix known hazards before the inspection — they can block coverage.
A 4-point inspection is a focused report on the four systems insurers care most about. It's typically required to bind or renew a policy on any Florida home older than 20–30 years.
The four points
- Roof — material, age, remaining useful life, visible damage
- Electrical — panel brand, wiring type, hazards like double-tapping or Federal Pacific panels
- Plumbing — supply piping (copper, PEX, polybutylene), water heater age and condition
- HVAC — age, condition, signs of leaks or deferred maintenance
Why insurers require it
Older systems are more likely to fail and cause claims. The 4-point lets the carrier underwrite confidently — and gives you a heads-up on what may need replacement soon.
How to prepare
Have receipts ready for any recent roof, electrical, plumbing, or HVAC work. Clear access to the panel, water heater, and attic hatch. If you know about issues, fix them before the inspection — insurers may decline coverage based on certain findings.
